Your design, built as drawn. We work to your drawings and to your detail.

You have fought to get a detail right on paper. Our job is to build it. We hold your design through to handover, bring any buildability or cost question back to you before anything changes, and protect the relationship you have built with the people who hired you. We read drawings before we quote and raise issues at tender, while there is still time to resolve them on paper.


What working with us protects

Architects stake their reputation on the builder they recommend. These are the things that keep that bet safe.

  • One senior point of accountability. A single senior contact, named on the contract and on site weekly, from first valuation to final snag. Responsibility stays with one person you can name — and we take on only as many projects as we can keep that person on each one.
  • We read drawings before we quote. Buildability issues surface at tender, while there is still time to resolve them on paper. The price reflects the design as drawn.
  • Pre-priced and pre-programmed. Scope is locked, costed and programmed before we mobilise. Variations go through written, costed, approved change-control, so every cost is agreed before the work proceeds.
  • Proper contracts. JCT or a properly drafted bespoke contract, with clear payment terms and retention, balanced for both sides.
  • Your client relationship stays yours. We build your design and bring any change back to you first. The relationship you have built with your client is part of what we are protecting.

How an organised build runs

Every project follows the same disciplined sequence. It is what “organised” actually means.

  1. Scope locked. Agreed in writing before anything else.
  2. Priced. A clear cost plan against the locked scope.
  3. Programmed. A working-day programme you can hold us to.
  4. Change-controlled. Variations written, costed and approved first.
  5. Documented. The full pack captured and shared throughout.
  6. Handed over. Snags closed, certificates issued, defects register live.

The documentation pack

Good paperwork is what keeps a project on track. On every Mavens build, the architect and client receive the same pack, digital, shared throughout, and retained:

  • RAMS — risk assessments and method statements
  • The working programme, in working days
  • A live change log
  • Payment schedule
  • Running snagging list
  • Certificates and compliance sign-offs
  • A twelve-month defects register
