Do you work with our architect, or do you have your own?

We work with your architect. We do not run an in-house design team, and we do not compete with the practice that specified the job. Our role is to build to the drawing and protect both the design and your relationship with your architect.

What kind of projects do you take on?

Residential work across London — house extensions, loft conversions, full refurbishments, and period and listed property renovation. Most of our projects are on Victorian and Edwardian homes where the existing structure needs care. Project values typically run from the mid-five figures into the high-six figures depending on scope.

Which areas of London do you cover?

We work across London, with most of our projects in the north and central boroughs. Send us the postcode and we will tell you straight away whether it is one we cover well.

Are you insured?

Yes. We carry £10m public liability cover and £10m employers’ liability cover. We can provide the certificate before work starts.

Are your trades certified?

The specialist work runs through registered specialists: electrical through NICEIC-registered electricians, gas and plumbing through Gas Safe registration, and window installations to FENSA certification. We also give a 10-year workmanship guarantee on our own work.

How do you keep a project on programme?

We agree the programme before we start and report against it every week. Variations are agreed in writing before the work happens, not discovered on the final invoice. Defects are caught as we go rather than saved for the end. That weekly visibility is the single thing architects and homeowners tell us they value most.

Can we stay in the house during the build?

Wherever the build allows it, yes. We protect the existing structure, seal the working area off from the rooms you are living in, and leave the site clean at the end of each day.

How long does an extension or renovation take?

It depends on scope, but we will give you a realistic programme in the proposal rather than an optimistic one to win the job. You will know the expected duration before you commit, and you will see progress against it every week.

How do we get a quote?

Send us your drawings and a short note on what you are planning, through the contact page or by phone on 07592 474278. We respond within two working days. If it is the right fit, we arrange a visit, then send a clear, itemised proposal that sets out the price, the programme and how the job will run.

What happens after we accept a quote?

We set the contract, agree the programme, and run a kickoff with you and your architect before anyone is on site. The organised handover at the start is how the rest of the job stays organised.

Should I use council or private building control?

Either works, and the choice is yours. Sometimes your architect already has an inspector they trust and recommend; if not, we can appoint building control on your behalf. Council is often the cheaper option, but it is a large organisation with a lot of staff movement, so the same inspector may not see your job through. A private approved inspector is a smaller team with higher retention, so you are more likely to keep one inspector throughout. That matters because inspectors sign off hidden stages as you go, and if the inspector changes and the earlier notes were thin, a new one can ask for evidence that a stage was done correctly, occasionally even opening up finished work. Whoever is appointed, we deal with building control directly through to final sign-off and keep a documented record of every stage, so you are covered if the inspector does change. A party-wall agreement is separate: that is a job for a qualified party-wall surveyor, appointed by you or your architect, and we flag the requirement early.
