A loft is the cheapest room you will ever add to a London house — and one of the easiest to get subtly wrong. The head height that doesn’t quite work once the insulation is in. What you want is to know, before you commit, that it can be done — and then to watch it done properly, by people who treat the rooms you are still living in with care.
That certainty is built before anyone opens the roof. We read the architect’s intent, check the head height and structure against what is really up there, and take care of building control: we can appoint it on your behalf, and whether it is the council or a private approved inspector, we deal with them directly right up to final sign-off — so the awkward answers come early, on paper. Once on site, a weekly report tells you where the job is, any change is agreed in writing and priced before it happens, and the working area is sealed off from the rooms you use, left clean at the end of each day.

Where a party-wall agreement is needed, that is work for a qualified party-wall surveyor rather than the builder, appointed by you or your architect; we flag the requirement early and build around the agreement once it is in place. If you are an architect, we hold your dormer and rooflight details to the line of the drawing rather than quietly simplifying them on site.
Older homes hide things no one can see until the work begins, so we don’t pretend otherwise: you get a fair price, a contingency planned in from the start, and the truth the moment the building reveals something — every change explained and agreed in writing before we carry on, never sprung on you at the end.
