A period home punishes the wrong builder. Strip out the wrong thing and it is gone for good. Cover up damp instead of curing it and it comes back through the new plaster. Miss the listed-building consent and the problem becomes a legal one. If you own a building with history, the fear is not really about cost — it is about handing something irreplaceable to someone who does not understand it.
What you want is to feel the building is in careful hands: its character protected, the right consents in place, and the hidden problems found and fixed at source rather than papered over.
That is the work we are known for. Before anything is touched, we read the fabric as carefully as the drawing — what is original and worth keeping, what is failing and why. We resolve what the building has inherited, damp, movement, tired structure, at source, not over it. Consents are handled properly: we can appoint building control on your behalf and deal directly with the inspector, council or private, through to final sign-off. Any party-wall agreement is handled by a qualified party-wall surveyor, appointed by you or your architect rather than the builder, and conservation detailing is honoured rather than value-engineered away. A weekly report keeps you and your architect informed, and changes are agreed in writing before any work happens.
Most of our work is on Victorian, Edwardian and earlier homes across London, often in managed or occupied buildings where the existing fabric and the neighbours both need handling with care. Structural, electrical and gas elements run through registered specialists. If you are an architect or conservation-minded owner, we are the contractor who will protect the detail you fought for.
Older homes hide things no one can see until the work begins, so we don’t pretend otherwise: you get a fair price, a contingency planned in from the start, and the truth the moment the building reveals something — every change explained and agreed in writing before we carry on, never sprung on you at the end.
